How we take your home from dream to reality
What is the overall project process?

Submit an online request, email or call to set up an appointment for a free estimate with Owner and General Contractor, Emma Mallon. She will meet you on site to assess and discuss needs of your project, challenges with your space, budgetary restrictions, and hopeful timeline.
Following the appointment, we will follow up with a rough proposal for the scope of work and ballpark budget based on the information provided and gathered.

If you decide to move forward with Root Down Remodeling for your project, we will present you with a Design Service Agreement and ask for signature and a 2% down payment of the initial proposal amount. This will allow us to start developing architectural drawings and construction plans, as needed, as well as the selection process. Concepts and preliminary cost estimates will be provided and updated along the way.

After finalizing plans and as more details are clarified for the project, we will present you with a final, fixed-price Contract, including associated payment schedule, tentative production schedule, plans, and specifications, for signature. We base our contract amount off of Allowances for mechanicals and selections; once all final bids are in and selections made, we alter the allowances as overages or credits and add them to a running Change Order.
With contract signature, we ask for 20% down payment (less 2% DSA deposit). This payment is non-refundable and locks in your place in our work schedule. With this deposit and final designs in hand, we will apply for any building permits necessary for your project and schedule subcontractor trade walks through your space, in which our team can provide input and expertise to the project.

Making selections for any remodeling project can be overwhelming! At RDR, you will work closely with Abby, our Business Operations manager and in-house designer, who will guide you through the selection process to identify finishes that fit your style, functional needs, and budget. Working from any inspiration photos and aesthetics you provide, she will compile selections tailored to your project into a design presentation that she will go over with you in person or via Google Meet. This is a collaborative stage where you will provide input and feedback and continue to go back and forth with ideals until you have decided upon final selections that you love. We will purchase final selections and store them at our shop until your space is ready for installation.
Alternatively, we partner with Tyler Sweere, Interior Designer atStudio Tieulier, who can design your space with you.

As the start date for your project approaches, we will be in communication to discuss logistics and prepare you for your remodel. Your project management team and lead carpenter will work together with subcontractors and vendors to ensure the project is executed smoothly and stays on schedule! You will kept up to date on the progress and schedule of your project with regular communication with the Project management team. As we move through the project, we will issue progress payments at intervals defined in the contract, with final contract payment after substantial completion and passing any final inspections. After all final punch list items have been completed and you are fully using and enjoying your new space, we will invoice the Change Order.
